Donna Hilderbrand Management has been managing homes in the Colorado Springs area since 1993. We have developed long and trusting relationships with vendors, owners, and knowledgeable experts in varies fields.
Donna is a licensed Broker with over 27 years of Real Estate experience. Donna and her staff are knowledgeable about Colorado laws governing rental properties, owners/agents, and tenant rights, to include the Habitability Law. We stay current with the latest changes to these laws. We have an attorney at our disposal for any legal matters which may arise and to provide expert legal representation.
Donna is an active member of NARPM (National Association of Residential Property Managers) which holds us to a higher ethical and professional standard. She is also a member of the National Association of Realtors, Colorado Association of Realtors and PPAR.
Our Management Fee is a percentage of the rent collected. There is no fee when the property is vacant. We do not charge any additional fees on routine repairs.
All applicants are screened. We verify employment and rental references from at least two previous landlords. We also run a full credit and background check on the applicant. This is at no cost to you.
Regular inspections of the exterior are done in the summer months when yard maintenance is so important. There is also a walkthrough done approximately every 6 months and a Lease Renewal walkthrough before an extension of a lease is signed.
Your monthly proceeds are electronically deposited by the 15th of every month at which time your monthly statement and copies of any invoices are emailed to you. You will receive a 1099 and an annual statement for tax purposes.
At any time you decide to put your property on the sales market, Donna is a highly qualified Realtor that can help you every step of the way. If you already have a Realtor, we honor that relationship as well. We strive to provide service that exceeds our owner’s expectations.
